PROPERTY REGISTRATION in GREECE



Greek Government announced that all property owners must "declare" their assets to the land registry bureaus.Up to now, the properties in Greece are not computerized. They are enrolled in handwritten books held at the various deeds bureaus.

Time frame for the registration for the people who reside abroad: 17th June 2008 - 30th December 2008. If you fail to register during this time limit, a fine of 1,500 euros will be paid by each owner.

The areas which must be declared at the land registry bureau at the moment are:
a) The whole of Attica region which is consisted from sixty eight (68) Municipalities and
b) All the capitals from the Greek Prefectures, all around Greece.

The necessary documents to conduct this work are:
1)  A specific Power of attorney (POA) which must be signed at the Greek Consulate by the property's owner. The draft POA will be prepared by your lawyer in Greece.
2)  A specific tax certificate which will be received from the tax office in Greece.
3)  Copy of the E 9 tax document.
4)  Copy of your passport, your social security card, or your driving license (they must not be expired).
5)  Copy of the property's deeds.
6)  Copy of the deeds bureau ownership certificate.
7)  Copy of the contract regarding the formation of horizontal ownership, when needed (in case the owner is a private constructor).
8)  Copy of the building permit along with a statement of a Civil Engineer describing the house's exact square meters, when needed.
9)  In case you own a plot, copy of the plot's diagram drawn by a civil engineer.
10)  The Inheritance contract which proves that the deceased person's properties in Greece, are legally transferred to his/her heirs.
